Arrival and Departure

The cottage is available from 4.00pm of the first day of your stay, and you must leave by 11.00am on your last day to allow time for the cottage to be prepared for the next visitors.

Care of the Property

·         You must take all reasonable care of the property and leave the furniture, pictures, fittings and effects in the same clean and tidy condition in which you found them.

·         You are bound to pay the owners for replacing or repairing any items or extra cleaning required as a result of your stay.

·         There are two keys provided for the kitchen entrance, which we always use, and an allen key for the windows. You must lock all windows and the kitchen door whenever you leave the cottage.

Visitors & Pets

·         The number of people staying at the cottage must not exceed two.

·         The owners cannot be responsible for any loss, damage or expense incurred by the hirer, except where these are due to proven negligence by the owners.

·         You must not bring more than one well-behaved dog into the cottage and this must be agreed in advance.

·         There is an additional charge of £15.00 per week for your dog.

·         You must not leave your dog alone in the cottage, allow him/her on to the furniture or let him foul in the garden.

·         If your dog should foul in the hamlet or nearby lanes, you must clear it to avoid inconvenience to neighbours.

Rental

·         If you want to reserve the cottage more than six weeks in advance, you confirm your booking by sending the reservation fee of 10% of the total (as a cheque) with this contract to Churchill Associates, 7B Fore Street, Chudleigh, Newton Abbot, Devon TQ13 0HX. The balance is due no later than six weeks before the rental period begins (but see below), and we shall issue an invoice for this amount at this point. If we do not receive the balance by then, we shall assume you have cancelled your booking, and our cancellation policy will apply, ie you will forfeit the reservation fee.

·         If you book the cottage less than six weeks before the date you are due to arrive, you must pay the full rental (as a cheque) at the time of your booking to Churchill Associates, 7B Fore Street, Chudleigh, Newton Abbot, Devon TQ13 0HX. We shall issue a paid invoice on receipt of your cheque.

·         If you cancel, we charge a cancellation fee: 43 days or more (six weeks plus one day) before the rental starts = 10% of the total, ie the reservation fee; between the 42nd day (six weeks) and the 29th day (four weeks plus one day) = 50% of the total; any day from the 28th day up to your booking date = 100% of the total. 

Complaints

·         If you are dissatisfied with any aspect of the property, you must tell the owners without delay so that we can investigate and rectify as appropriate.  If you fail to make your complaint before you leave, the owners will not entertain the complaint, irrespective of its merits.
